The salary range listed reflects the base pay for this role at Altus Group and is provided where required by local regulations. The range does not include additional compensation such as bonuses, equity, benefits, or other incentives.Job Summary:Reporting to the Manager- Delivery, the Analyst will be responsible for the collection, analysis, and organization of commercial real estate data, which is to be used for valuation consulting services. As an Analyst, you will have visibility to and participate in our Altus Group services offerings that may include Tax, Cost, and other commercial real estate Intelligence as a Service.Key Responsibilities:
- Manage periodic setup of work files including verifying and reviewing source data.
- Prepare accurate analysis of asset and market level real estate data to be used in the asset underwriting and valuation process.
- Develop cash flow projections or portions of cash flow projections to be used in the appraisal and managed services process, using industry standard software such as Argus Enterprise or other appropriate software.
- Complete periodic comparisons of analysis files to analyze impacts and attribute variances.
- Conduct research and data collection from both internal database and third-party sources with respect to market rental rates, comparable building transactions, realty tax estimates, and general market knowledge.
- Contribute to the maintenance and accuracy of internal data management systems.
- 2.8 to 5 years relevant work experience preferably in Commerce, Real Estate, Economics, or Finance.
- Real estate background, specifically commercial and property valuation experience is an asset.
- Excellent communication skills – written, verbal, and oral presentation.
- Intermediate to advanced proficiency in Microsoft Office Suite: Word, Outlook, Excel (VLOOKUP, Pivot Tables, Etc.), basic skills in creating financial models (i.e., Excel, Argus, etc.)
- Ability to understand and interpret a lease for modeling, understanding of source data that consists of budgeting, actuals, rent roll, recoveries, etc.
