Location of the Position: Mumbai, Maharashtra, India.Qualification of the Position: Postgraduate in Finance (MBA with specialization in Finance) OR MBA with specialization in Real Estate) is preferred. Postgraduate in Economics, or Urban Planning or, Construction Management or any related discipline, can also apply. Any additional qualifications will be highly regarded.Professional Experience: 4-6 year experience is preferred. Prior experience in any IPC and/or Big 4 (EY, KPMG, Deloitte, PwC) and/or Big 3 (McKinsey, Bain Consulting, Boston Consulting Group), and/or any other financial / PE / management consultancy involved in dealing with large portfolio valuation, will be a big plus.Business Development:
  • Leverage existing relationships with PE/VC funds, financial institutions, developers and corporates (hereinafter collectively referred to as ‘Clients’), particularly focusing on real estate portfolio valuation assignments.
  • Build upon existing and generate relationships with Clients, in India. Existing relationships with these Clients will be a big advantage for the candidate.
  • Identifying Clients proactively who would require portfolio valuation.
  • Networking with Clients and other professionals for identifying business opportunities and pursue those opportunities leveraging the senior team members.
  • Preparation of marketing materials such as presentations, proposals. etc. for large portfolio valuation.
Execution and Team Management
  • Ensuring optimum Client service delivery and engagement - calls, meetings, site visits, presentations, follow up, accurate & timely submission of deliverables and overall consistency and governance during the execution phase.
  • Understanding and clearly outlining objectives of the clients requirement and assignments
  • Strategize the work for quality and timely delivery. Help achieve timely submission by understanding client’s objectives and aligning the same with proper coordination to subordinates, manager, business leads (if required).
  • Identify innovative solutions and develop report structures accordingly
  • Undertake research into specific industry sector, markets and competitors
  • Co-ordinate with valuation team members across regions
  • Manage and track database and productivity metrics
  • Consistently add value in the deliveries in terms of creativity, innovation, solutions.
  • Undertaking physical site visits and micro market visits to get orientation of site, location and collate information, comparable etc.
  • Collaborate/Discuss with other geography team members daily/weekly basis to keep himself/herself updated with the market trends.
  • Upgrading skillsets by attending various external and internal trainings/sessions conducted by JLL.
  • In total, ensuring optimum client service delivery and engagement through calls, meetings, site visits, presentations, follow up, timely submission of deliverables.
Desired Experience and Expertise
  • Excellent communication & interpersonal skills. strong analytical, proven negotiation & financial skills with the ability to adapt to change.
  • Self-starter, confident, collaborative with ability to multitask and work in a team.
  • Knowledge of real estate transaction structures (outright sale/JV/JD/DM, etc.).
  • Sectoral experience required for residential, commercial/IT, retail, industrial, mixed use developments, integrated townships, and any other real estate sectors.
  • Ability to deliver under challenging scenarios.
  • Commitment to providing deliverables within tight timeframes even if it involves putting in additional work hours, and working on holidays, if required.
  • Exceptional proficiency in MS Office (Word and Excel).
