The range does not include additional compensation such as bonuses, equity, benefits, or other incentives.Job Summary:Altus Group is currently seeking a candidate in the position of a Senior Analyst to join our Altus Global Service Center. The Senior Analyst will work within a dynamic team gaining experience in (but not limited to) commercial real estate valuation, valuation methods, and data analysis.The Senior Analyst will be responsible for the collection, analysis, and organization of commercial real estate data, which is to be used for valuation consulting services. In addition to the valuations experience, the Senior Analyst will have visibility to and participate in our Altus Group services offerings that may include Tax, Cost, and other commercial real estate Intelligence as a Service.The role will assure that the Senior Analyst gains exposure to asset underwriting, financial analysis, cash flow modelling, Argus Enterprise, as well as data analytics.Key Responsibilities:
- Conduct comprehensive internal valuation, including full data ingestion, draft creation, and final report generation.
- Perform thorough external reviews, including Tick & Tie AE Model with TPA Report, new cycle setups on all platforms, source document reviews uploaded on AVI, and detailed markups of the appraisal review letter.
- Execute and review extractions with hands-on experience, ensuring accuracy and completeness.
- Execute the workflows for VAS funds, handling both internal and external review engagements with precision and efficiency.
- Manage periodic setup of work files including verifying and reviewing source data
- Manage a task-based workflow and group to make deliverables
- Manage project correspondence with stakeholders for the allocated workflow
- Prepare accurate analysis of asset and market level real estate data to be used in the asset underwriting and valuation process.
- Develop cash flow projections or portions of cash flow projections to be used in the appraisal and managed services process, using industry standard software such as Argus Enterprise or other appropriate software.
- Complete periodic comparisons of analysis files to analyze impacts and attribute variances
- Conduct research and data collection from both internal database and third-party sources with respect to market rental rates, comparable building transactions, realty tax estimates, and general market knowledge.
- Contribute to the maintenance and accuracy of internal data management systems
- Continuously upgrading the level of knowledge regarding real estate analysis
- Accurately completing time sheets on a daily basis ensuring non-billable time and recoverable expenses are clearly outlined.
- Relevant 3.8 to 5 years, work experience preferably in Commerce, Real Estate, Economics, or Finance.
- Real estate background, specifically Commercial experience is an asset
- Excellent communication skills – written, verbal, and oral presentation
- Intermediate to advanced proficiency in Microsoft Office Suite: Word, Outlook, Excel (VLOOKUP, Pivot Tables, Etc.)
- Basic skills in creating financial models (i.e., Excel, Argus, etc.)
- Ability to understand and interpret a lease for modeling.
- Understanding of source data that consists of budgeting, actuals, rent roll, recoveries, etc.
- Excellent research, quantitative and analytical skills
