- Identify, screen, and evaluate parcels (zoning, access, utilities, flood risk, Jantri vs. market price).
- Lead landowner engagement, negotiations (price/easements/ROW), MoUs/term sheets, and deal closure.
- Structure transactions (sale/lease/JV/land pooling) in collaboration with Legal & Finance.
- Execute 30-year title search, encumbrance checks, mutation/Ferfar, 7/12 & 8A (e-Dhara), and court/lien searches to ensure clear, defect-free, and legally transferable title.
- Resolve gaps via rectification deeds, indemnities, or family settlement documentation to achieve title with no disputes/encumbrances/liens.
- Draft/coordinate ATS, Sale Deed, PoA, Indemnity, Possession Memo; manage stamp duty & SRO registration for clean, transferable title.
- Monitor ULC repeal implications, tenancy/Section 63 permissions, fragmentation, and conversion history.
- Map disputes (civil/revenue/court) and design resolution pathways (mediation, settlement, statutory recourse).
- Maintain and periodically update a risk register; escalate high‑risk matters with mitigations and timelines.
- Drive NA conversion, TP Scheme/plot approvals, layout clearance under GDCR and applicable TP regulations; coordinate plan compliance with architects/planners.
- Liaise with Collectorate, DILR, Town Planning, GIDC (if applicable), Revenue Dept., SRO, Forest, GPCB, Electricity (GETCO/UGVCL/MGVCL/DGVCL), Water & Groundwater (SSNNL/GWSSB), and local bodies.
- Secure NOCs: approach/access, tree cutting, borewell/groundwater, power, water, drainage, environmental (as needed).
- Ensure full compliance with Gujarat Land Revenue Code, Stamp & Registration Acts, GDCR/TP regulations, and internal governance.
- Coordinate DILR/SLR demarcations, DGPS/topographic surveys, boundary verification, and encroachment checks.
- Plan geotechnical/soil investigations; interpret reports to inform feasibility and enabling works.
- Maintain complete repository: title chain, approvals, contracts, maps/surveys, and trackers.
- Publish weekly/monthly MIS on pipeline, approvals, risks, cost‑to‑go; ensure accuracy and timeliness.
- Manage stakeholders: landowners, brokers, Panchayat/municipal officers, community, and internal legal/finance/projects teams.
