- Project Planning and Execution: Manage all phases of interior fit-out projects, including developing detailed project plans, timelines, and budgets. Oversee day-to-day site activities and ensure timely delivery.
- Site Supervision & Quality Control: Conduct regular site inspections to monitor progress, quality of work, and adherence to design specifications and safety regulations. Create and manage snag lists and oversee de-snagging processes to ensure a smooth handover.
- Coordination & Stakeholder Management: Liaise with clients, architects, interior designers, structural consultants, and MEP (Mechanical, Electrical, Plumbing) teams to ensure seamless project execution and alignment with design intent. Facilitate project meetings and maintain clear communication with all stakeholders.
- Vendor and Material Management: Select, negotiate with, and manage subcontractors, suppliers, and vendors. Ensure the timely procurement and delivery of high-quality materials, such as flooring, millwork, paint, and hardware, while minimizing waste.
- Cost Management & Billing: Prepare cost estimates, track project expenses, verify contractor and vendor bills, and implement cost control measures to ensure adherence to the approved budget.
- Documentation and Reporting: Maintain accurate records of site activities, material usage, and progress reports. Prepare necessary documentation, such as work orders, purchase orders, and as-built drawings.
- Education: A Bachelor's degree in Interior Design, Architecture, Construction Management, Civil Engineering, or a related field is typically required.
- Experience: Proven experience (often 5-10+ years) in project management, specifically in interior fit-outs within the real estate or construction industry, is essential. Experience in luxury residential or commercial projects may be preferred depending on the role.
- Technical Skills: Strong knowledge of interior finishing materials, construction processes, building codes, and safety standards. Proficiency in project management software, AutoCAD, and MS Office is often required.
- Soft Skills: Excellent leadership, communication, negotiation, and problem-solving abilities are crucial for managing teams, vendors, and client expectations effectively.
