- Oversee whole of Expedia India’s real estate portfolio, creating productive and inspiring spaces.
- Lead all aspects of workspace planning and design, ensuring our office environment is conducive for employees.
- Lead all aspects of lease transaction management including negotiating and reviewing leases, evaluate real estate opportunities and make recommendations. Monitor rental expenses and occupancy level. Research and analyses market trends and advise management on timing of entry to market. Get regular updates of India Real Estate market and develop long term strategy for Expedia to continue business growth in India.
- Project management oversight – Oversees office relocations, openings, and reinstatement, ensuring all projects are delivered on time and on budget.
- Establish a strong & trusted partnership with Senior leadership and business partners and respond proactively to business needs. Confidently lead and influence strategic decision making.
- Lead a team of facility, office, and project management professionals, ensuring operational excellence across all workspaces. Foster a positive work culture and enhance employees’ workplace experience.
- Develop cost-effective real estate and facilities strategies that align with business goals by partnering with Expedia Procurement, best in class brokers and appointed facilities vendors.
- Ensure workplace standardization of fit-out, amenity, and functionality across sites and balance the implementation considering local cultural and business needs.
- Deliver financial reports and financial forecast plans for annual budgeting and regular forecast for accuracy and management updates for both capitals spent and operational spent. Monitor all Capex and Opex spend.
- Provide insights to current trends in the real estate and workplace services industry, innovating by adopting best practices wherever beneficial.
- Support Global team’s vision and initiatives and ensuring KPI and goals are met.
- Develop and present business cases for approval for space acquisition or optimization for approval.
- Bachelor’s degree in related field or equivalent experience above 5 years in a similar role.
- Experience in vendor resource management in facilities and project team.
- Exceptional leadership skills with experience in managing large and diverse teams.
- Real estate transactions experience or understanding of the field. Monitor occupancy and headcount trends and make appropriate recommendations on space requirements.
- A good understanding of the real estate market in India.
- Ability to motivate and negotiate effectively with key employees, top management, and client groups to take desired action.
- Ability to comprehend, analyze, and interpret the most complex business document requirements.
- Ability to develop innovative solutions that focus on enhancing employee experience.
- Ability to manage budgets and ensure sound financial decisions in implementation of daily operations and projects.
- Ability to prepare business case and recommendation for real estate strategy that benefits Expedia.
