Job Description :Title: Civil ArchitectExperience: 10 to 15 yearsLocation: Thane/ NagpurRole And Responsibilities :Experience : 10 to 15 years in architectural design + execution, preferably in luxury residential / mixed- use real estate developments.- Good exposure to luxury finishes, high quality detailing, high- rise residential or villa projects.- Bachelor's degree in architecture (B.Arch.), Master's is a plus.- Proficiency in design & technical tools: AutoCAD, Revit / BIM, 3D visualization software, rendering tools.- Strong understanding of applicable building codes, local municipal regulations (Thane / Mumbai region), approvals and NOCs (e.g. MCGM, RERA).- Knowledge of sustainable design practices / green building rating systems is desirable.Key Responsibilities :Design & Concept Development :- Lead concept development for luxury residential / mixed- use projects: layouts, schematic designs, master plans, elevations, sections.- Prepare sketches, renderings, mood boards to communicate design intent.- Work with the marketing / sales team to translate brand / client requirements into architectural aesthetics.Technical / Detailed Design & Documentation :- Prepare architectural drawings, GFC (Good For Construction) drawings, construction detailing, including finishes, joineries, external fa- ade, etc.- Coordinate with Structural, MEP, Landscape, and other consultant drawings; ensure integration and conflict resolution.- Ensure all design/drawings conform to statutory norms, building bylaws, safety codes, RERA etc.Execution & Site Coordination :- Monitor construction progress on site; perform site visits to ensure design is executed as per drawings, material specifications, quality of finishes.- Address design deviations, solve onsite design / detailing problems.- Review shop drawings, samples, mock- ups, approve finishes and materials.Project Planning & Management :- Manage timelines for design deliverables; ensure design milestones are met.- Estimate quantities, prepare Bill of Quantities (BOQ) for finishes, materials.- Assist budgeting for design & material cost; suggest value engineering options without compromising luxury/quality.Stakeholder Liaison- Liaise with local authorities / approval bodies (MCGM, Thane Municipal, RERA etc.) to obtain necessary approvals and NOCs.- Work with procurement (for material selection), contractors / vendors for finishes, joinery, fa- ade etc.- Interface with clients / sales / marketing when design inputs / changes are required.Team Leadership & Mentorship :- Lead / mentor a small team of junior architects / designers; delegate tasks, review their work.- Maintain design standards, implement best practices.- Promote innovation in design: new materials, buildtechniques, green / sustainable features.Quality & Brand Standards- Uphold luxury brand / developer's design ethos: finishes, detailing, aesthetics.- Ensure consistency in architectural style, details, interior / exterior finishes, etc.- Control quality standards, manage defects / corrections.Skills & Attributes- Strong visualization & presentation skills; ability to convey design ideas clearly.- Detail- oriented, especially with finishes, joineries, fa- ades, material transitions.- Problem- solving mindset; ability to balance aesthetics, cost, constructability.- Good communication & coordination skills; ability to work with multi- disciplinary teams.- Ability to adapt to changes (client feedback, site constraints) and revise designs effectively.- Time management skills; capable of handling multiple projects / tasks in parallel.Deliverables / KPIs- Concept designs, schematic designs within defined timelines.- Detailed architectural and working drawings without major errors.- Timely approvals and NOCs.- Material / finish specifications finalized and procured as per design quality.- Design execution at site matching design intention and finishing quality.- Budget compliance (design & materials) without compromising luxury standards.- Minimal reworks / defects in finishes and detailing.
